2 Hansborough St, Dorchester - Closing Story

This is a story of persistence and dedication from many different people. Even reflecting on how we got to this closing, it made us really proud to be able to share with our community such a wonderful story for everyone involved.



In 2017, we were working with a client to purchase a rare, multi-family Boston Affordable Housing restricted home. Often these are limited by income ceilings and aren’t allowed to be sold above pre-determined appreciation limits. But it was newly constructed, highly competitive, and the restrictions on future rents were advantageous. So we fought to get our client’s offer accepted and set up his financial future. A rental property at a severe discount, with no limit on future rents? It’s one of the best deals I’ve seen in my entire career, life-changing for our client.


Towards the end of the transaction this client introduced his brother, a local T worker with a similar buyer profile. After meeting, we realized that another property like this could very much be a life changing investment if another one were to ever come available.

Over time, he worked with our lender to get a pre-approval and be ready, should an opportunity present itself. And as time went on, the market appreciated significantly. It also got more competitive.


Now, fast forward to 2022. Five years later there was still no story of homeownership to be told. Now, the dream was becoming more strenuous. It became more a necessity to purchase a home and start building equity, as time had passed on the market around us continued to boom.


In 2023, 2 Hansborough Street, Dorchester, MA 02124 was listed on the market by a colleague. This time, our client didn’t win to get the offer accepted the first time. His persistence over the years of looking and staying engaged was matched by our persistence in making sure our colleague knew that if, at any point, their deal were to fall apart, our client was ready to step in and close it out. Our experience has always supported the cliche “It’s never over ‘til it’s over.”


Time went on again with no closing. The agent had multiple different contracts accepted over time. For a myriad of reasons, financing to fixes required, each buyer eventually backed out of the transaction. The persistence of everyone involved paid off and we were finally able to get the property under contract with our client.


It was a long process from start to finish. Sometimes we meet clients and they’re in a home in a month, sometimes it's a year. And now we can say, sometimes it's seven years! 


Many people think they are unable to get involved in real estate, they take advice from their amateur family and friends, missing valuable information about programs and special deals. We continue to educate and involve our community in real estate as part of a well rounded strategy for building a sound financial foundation.
